Purchasing from OSRE

1. Find YOUR perfect property

  • Peruse our listings and let us know what you like!
  • Don't see what you want just yet? Sign up for our email list to get updates on new listings as they become available.

2. Make down payment (Cash Discount or Payments/No credit check)

  • Making the down payment allows us to secure the property for you. We will remove the listing.
  • If requested, we can use an online escrow payment company to secure both parties. This is advised on larger properties (fee applies)
  • Paperwork begins at this point with your help!

3. Paperwork preparation

  • We will need some information to transfer the property to you: Names on deed, address, email.
  • All of our documents can be handled electronically through SignNow. The process is simple and easy!
  • For cash discount, the only documents we will need to prepare are a Warrantee Deed and a Purchase Agreement.
  • For payments, we will need to prepare a Purchase Agreement, a Land Contract, and a Promissory Note.

4. County Filing and Finalization

  • We will file all required documents with the county. For cash, the deed is filed and the returned with the county approved stamps once the balance has been received.
  • For payments, the deed is filed once the balance has been paid. There is no penalty for early payoff.
  • Congratulations! You are now a new land owner! We will provide any information that we might have on the property to you, for example, our due diligence, photos, etc.
